California has an interest in the peaceful transfer of your estate during your incapacity and after your death and has taken great lengths to come up with laws to accomplish that end. What legal tools are right for your estate? What are your options? Not every estate needs the same plan.

Real Estate
Most desire to acquire, own outright and transfer land to their children. California has a fairly complex transfer tax regime governed by prop 13 and its progeny. If done properly, reassessment upon transfer may be avoided. This is particularly important for those with a low tax basis in their property who have realized great appreciation in value of their land.
